Green Building Incentives

The City of Redmond is offering a voluntary Green Building Incentives program for priority review of all building permit applications. An applicant must provide:

The following will be offered if building green:

  • The Green Core Committee (GCC) is made up of core Development Services Center staff to help assist you in building green. The GCC will help you along every step of the way.
  • An initial meeting is essential with the GCC staff to determine if any green building items need to be worked out a head of time.
  • An intake appointment when convenient.
  • A staff contact person at time of application submittal.
  • Residential only: 10 business days for permit turn around - see flow chart.
  • If applicable, a 2-7 day response time after corrections are submitted.

The Green Redmond Partnership joins the City of Redmond, the community, and Cascade Land Conservancy to restore Redmond's forested parks and greenbelts. Urban greenspaces are vital to cities and, in the Puget Sound, we are fortunate to have a legacy of forested parklands. Redmond's parks and greenbelts strengthen local neighborhoods and offer numerous valuable services as part of the "green infrastructure." They provide us with clean water and air, flood and erosion control, noise buffers, habitat for local wildlife, increased property values, and recreational opportunities. Green Building and Green Infrastructure
Incentive Program

The Green Building and Green Infrastructure Incentive Program encourages developers and homebuilders to incorporate green building and green infrastructure techniques, including low impact development techniques, into new residential developments. Techniques include site planning to better take account of natural site features, achieving LEED or Built Green certification, retaining native vegetation, planting drought-resistant native landscaping, amending soils with compost, reducing impervious (hardscape) surface area, reusing rainwater from roofs, using pervious materials where appropriate, minimizing site disturbance during development, and installing green (vegetated) roofs. Implementing these techniques will result in increased natural resource conservation, lower home operating costs, and better stewardship of Redmond's drinking water aquifer.

How does this program work?
This program gives applicants the option to incorporate elements of green building and green infrastructure into development projects. Incorporating such elements makes the applicant eligible for incentives related to lot size, density, building permit processing, and other items.

Is this program mandatory?
No. It is entirely voluntary and incentive-based. All applicants have the option to pursue development under Redmond's standard zoning regulations.

How do I get started using this program?
The first step is to schedule a pre-application conference with the Green Core Committee. You can contact the Plans Examiner of the Day to help schedule a meeting. At that meeting, you should be prepared to generally describe your proposal. You should also bring a USB with the site plan showing general site vegetation, water, and topography characteristics.
